Have you been pricing Sunday to Thursday the same as Friday and Saturday? Yes? Well, there’s your first problem.

To maximize cash flow, you need to be proactive, not reactive. Here’s an example:

  • Sunday–Thursday: £100 per night

  • Friday: £115 per night

  • Saturday: £125 per night

Simple, right? You’re now using your property’s full earning potential without adding any extra effort.


2️⃣ Don’t Charge Flat Rates Based on Max Occupancy

If your property sleeps 5 people, are you charging the same for 2 as you do for 5? Then you’re leaving money on the table.

Here’s a smarter approach:

  • Base rate for 2 people: £100 per night

  • Additional person: +£10 per night

For a full house of 5, that’s £130 per night instead of £100. Families usually stay 2–3 nights, so this one tweak alone boosts occupancy and revenue.


3️⃣ Charge Correctly for Cleaning

Are you charging guests exactly what your cleaner costs? Stop it.

Example:

  • Cleaner charges: £40

  • Guest charged: £50

  • OTA fees: 15%

Result: You’re left with £42.50. Congratulations—you just made an extra £2.50 on the cleaning alone. Small changes, big difference.
